  • Whether contracted internally or externally – the property manager will oversee the completion of these projects and coordinate with the parties. The property manager will also ensure all necessary documents are collected during this process (construction plans, lien waivers, etc.)
  • Building renovations
    • The property manager will oversee all building renovations/projects and will collect all relevant documentation


Budgeting

  • Used to determine rental rates, amount available for capital expenditures, required reserves, CAM expenses, & debt service
  • Projections based on past performance and current market information. Projections include income and all expenses (operating expenses, maintenance, utilities, taxes, and CapEx)
  • Regular evaluations against budget benchmarks to ensure maximum profitability
